Booking Conditions
  1. To reserve the property the client MUST complete and sign the booking form and return it, together with payment of the initial non-refundable deposit (50% of the total rental ). Following receipt of the booking form and deposit, the owner will send a confirmation receipt. This is the formal acceptance at the time of the booking.
  2. The balance of the rent and $100 key deposit is payable not later than four months prior to the commencement of the rental period. The payment of the initial deposit and final balance 100% confirms your period of rental. If you cancel the booking after a payment only the key deposit is refundable. The key deposit will be refunded by Marilyn Capper when confirmation is received from the agents in France that the property has been left in acceptable condition and the keys are returned. If the payment is not received by the due date the owner reserves the right to give notice in writing that the reservation is cancelled. Reservations made within 16 weeks of the start of the rental period require full payment at the time of booking. If a booking is cancelled by you after a payment, those funds can be used as a deposit to make anothe booking within 24 months of the start date of the original booking.
  3. Any chargeable expenses arising during the rental period should be settled with the owner or their agent prior to departure.
  4. Breakages and other damage to the property and its contents should be notified immediately to the owner or their agent. Whenever possible damaged articles should be replaced by the client during the rental period. In other circumstances the owner will make an appropriate charge in lieu of replacement.
  5. The client is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover), and to have full cover for the party's personal belongings, public liability etc, since these are not covered by the owner's insurance. The houses have been renovated but original features have been maintained to keep the French village house experience as real as possible. Thus please be aware that stairs could be steep and may not be the same as you experience in your home country – SO BE VERY CAREFUL. We do not take responsibility for accidents you have in the houses - please take care and ensure you are familiar with the house as soon as you arrive.
  6. Unless otherwise indicated, the rental period shall commence at 3pm on the first day and finish at 11am on the last day. The owner shall not be obliged to offer the accommodation before the time stated and the client shall not be entitled to remain in occupation after the time stated. This is extremely important. The house needs time to be serviced, so PLEASE LEAVE BEFORE 11am and DO NOT ARRIVE BEFORE 3pm.
  7. The maximum number to reside in the property must not exceed the number on booking form unless with prior approval from the owners.
  8. The client agrees to be a considerate tenant and to take good care of the property and to leave it in a clean and tidy condition at the end of the rental period. An initial clean is included in the prices quoted. The owner reserves the right to make an extra charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition. The client also agrees not to act in any way that would cause disturbance to those resident in neighbouring properties.
  9. The client shall report to the owner or his representative without delay any defects in the property, or any breakdown in the equipment, plant, machinery or appliances in the property, and arrangements for repair or replacement shall be made as soon as possible.
  10. The owner shall not be liable to the client for
    • any temporary defect or stoppage in the supply of public services to the property, nor in respect of any equipment, plant, machinery or appliance in the property.
    • for any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the owner.
    • for any loss, damage or inconvenience caused to or suffered by the client if the property shall be destroyed, or substantially damaged before the start of the rental period and in any such event, the owner shall, within 30 days of notification to the client, refund to the client all sums previously paid in respect to the rental period.
  11. Under no circumstances shall the owner's liability to the client exceed the amount paid to the owner for the rental period.
